ABOUT AMERIFUND

AMERIFUND COMMERCIAL CORP. provides single tenant financing nationwide. AMERIFUND's primary financing program is CTL Financing ("Credit Tenant Lease Financing" or Private Placement Bond Financing) with a specific niche in GSA Financing (Federal Government Financing) and State Government Financing. What sets CTL Financing apart from traditional bank financing is as follows:

  1. CTL Financing is non-recourse

  2. CTL Financing has interest rates that are typically fixed for much longer periods of time (equal to lease term)

  3. CTL Financing is generally up to 95-97% Loan-to-Value

  4. CTL Financing has no maximum Loan-to-Cost (can be well over 100% of costs).  A recent closing for $32 million+ was at 116.5% of costs.

  5. CTL Financing has a lower minimum debt coverage (1.00-1.05)

  6. CTL Financing for new construction provides a long-term, fixed rate lock prior to construction, along with interest-only payments during construction. Forward Commitments can also be structured.

 

Since October of 1979, AMERIFUND's staff has been providing single tenant financing and CTL Financing is the logical financing structure for to-be-built single tenant projects with longer term leases.

AMERIFUND's headquarters is located in suburban Chicago, where origination, processing and closings are handled. Other origination offices are located in various states. Funds for the CTL Financing are generated through Private Placement Bonds sold to pension funds, insurance company bond departments and fraternal organizations. In conjunction with AMERIFUND's bond agent, over $5 billion has closed. Amerifund has closed approximately $.75 billion in Non-Bond Financing, including 55 State of Texas Government buildings.

In addition to CTL FInancing (Private Placement Bond Financing) for longer term leases, Amerifund will consider, non-Bond financing with an amortization up to 15 years over the leaase term remaining (click "Non-CTL Fingle Tenant Financing" tab above).
